ARCANUM—After owning Picnic’s Pizza & Grille in Arcanum for nearly five years, Charles and Sarah Billenstein began looking for another project when they started Miami Valley Janitorial (MVJ).
“We considered several business opportunities,” Sarah said. “Serving the community and bringing joy to people’s lives is important to our family and the janitorial/cleaning space is a good fit. So many of our customers share the peace they feel when walking into a clean home, and I know the feeling. I worked full time for eight months when we bought Picnic’s and there was no way I could keep up with our home by myself.”
Open since January of this year, MVJ’s residential division offers cleanings on a weekly, bi-weekly or monthly schedule. They also have experience with move out cleans for rental turnovers and one-time special projects.
Sarah added that the schedule for the residential division is filling up quickly. “the schedule for the residential side is filling up quickly.
“Clients are happy with the quality that we provide, and they have the peace of mind in knowing that we are fully insured and bonded,” she said. “We utilize a detailed checklist custom created for each home so that nothing is missed.”
The commercial division is growing as well with several offices, a gym, and a vet clinic. Confidentiality is key in all situations but especially important in a business setting. As with residential, the commercial side cleans with a detailed checklist. Again, clients have the added protection of MVJ’s insurance and bonding.
As a family-owned business, the team is small. In addition to Sarah, Charles and their sons, several Picnic’s employees are on the team.
“We have one employee, named Katelyn, who has worked with us since she was 17,” she said. “She has always done an amazing job keeping the kitchen at Picnic’s clean. The Health Department always comments on the cleanliness in our kitchen. JD also works with us at Picnic’s and takes care of the weekend and night cleaning jobs. Our youngest son is coming onboard full time in September where his focus will be floor care.”
What sets MVJ apart from other companies is their commitment to quality and customer satisfaction.
“We are not trying to rush through the jobs to make the most money, rather our focus is on making customers happy and solving problems,” Sarah said.
MVJ charges hourly for cleanings. Sarah said they used to charge per job but found that some days the cleaning didn’t take as long as expected.
“Our integrity is important; we want customers to benefit from less time spent when the job doesn’t take as long as anticipated. That’s especially key in the current economy.”
